RaceTrac Ground Lease
Duncan Commercial Real Estate is pleased to announce the commencement of a long-term ground lease at the intersection of Poplar Level Road and Gardiner Lane for a new RaceTrac fuel center. After five years of dedicated work on behalf of RaceTrac, Suzanne Cheek of Duncan Commercial successfully finalized the transaction as RaceTrac continues its strategic expansion into the Louisville, Kentucky market.
The property—family-owned for generations—was originally operated as a truck garden and later developed with multiple industrial and office buildings along this high-traffic industrial corridor. Ownership’s goal was to retain long-term control of the real estate, and a mutually beneficial ground lease structure was ultimately achieved to satisfy both landlord and tenant objectives.
